Role Summary: We are seeking a highly capable Commercial Manager with specialist experience in construction logistics to manage the commercial aspects of a large-scale subcontractor package on a hyperscale data centre project in Finland. This role will support the delivery of all site logistics servicesincluding access control, traffic management, hoisting, waste, material handling, temporary electrics and temporary facilitiesensuring cost control, risk mitigation, and contract compliance throughout the project lifecycle. Key Responsibilities: Commercial Oversight of Logistics Services: Manage the commercial delivery of logistics subcontractor packages (e.g., site infrastructure, site compound, craneage, waste removal, laydown areas, security, cleaning, access control). Monitor logistics-related procurement and services in line with project milestones and contract deliverables. Oversee the submission and valuation of payment applications, change orders, and variations. Cost Management & Budgeting: Maintain detailed cost control, forecasting, and reporting for logistics packages. Track and report on actual spend vs. budgets, and flag early warnings and commercial risks. Prepare monthly commercial reports, CVRs, and cash flow forecasts for logistics scope. Contract Administration & Compliance: Draft and administer subcontracts or supply agreements related to logistics services. Ensure compliance with relevant Finnish regulations, site logistics agreements, and client-specific standards. Review and manage claims, extensions of time (EOTs), and commercial risk issues. Procurement & Vendor Coordination: Support procurement of temporary works equipment and services (generators, fencing, traffic control systems, access gates, etc.). Evaluate and negotiate supplier quotations, lead commercial clarification processes. Ensure robust documentation and compliance with procurement governance. Interface & Collaboration Collaborate with the main contractor, client logistics manager, and internal teams to ensure aligned delivery. Act as the point of contact for all commercial discussions relating to logistics services. Participate in commercial meetings and support resolution of issues on-site. Qualifications & Experience: Degree qualified in Quantity Surveying, Commercial Management, Construction Management, or related discipline. Minimum 5 years of experience in commercial management within construction logistics, site support services, or large infrastructure projects. Previous experience on data centre, industrial, or high-tech construction preferred. Understanding of Finnish construction law, especially YSE 1998 and EU public procurement practices. Familiarity with logistics-specific subcontract scopes and supply chains. Proficient in cost reporting tools Desirable: Experience with hyperscale or mission-critical projects in the Nordics or Europe. Understanding of Finnish logistics legislation, including waste handling and traffic regulation on construction sites. Fluency in English is essential; Finnish is a strong advantage. Valid Työturvallisuuskortti (Finnish Occupational Safety Card) or willingness to obtain. Key Competencies: Strong commercial awareness with logistics operational understanding.
