Project Manager, Building Services and Energy Efficiency
Would you like to lead building-services and energy-efficiency projects as a whole and see the practical results of your work?
Buildwise Group Oy is looking for a Project Manager for a new role in its growing team. You will take responsibility for building-services renovation, development and energy-efficiency projects in properties, as well as other technical expert assignments. The role combines project management, technical expertise and close cooperation with customers, designers and contractors.
As Project Manager, you will be the main person responsible for your projects or assignments from the customer's perspective. You will ensure that the overall project progresses as agreed and keep the customer informed at each stage.
We are looking for an experienced project professional with strong expertise in at least one building-services area, practical understanding of working in properties and an interest in broadening your expertise across building-services and energy-efficiency projects.
About Buildwise
Buildwise Group Oy is an expert company focused on property energy efficiency and building services. Our offices are in Tampere and Helsinki, and we serve customers throughout Finland.
Our customers are mainly professional property-sector operators, such as property investors and retail companies. We work with commercial properties, stores, offices, warehouses and residential properties.
Our work does not end with a survey or plan. We help customers identify development opportunities in their properties and also take projects through to practical implementation. Our services include energy assessments, project management of building-services and energy-efficiency work, and ongoing energy management.
Examples of the upgrades we manage include building automation systems, heat pumps, air-handling units, heat recovery, cooling systems, heating distribution centres, solar power systems, lighting and electric-vehicle charging points.
Customer experience is an important part of project success for us. Buildwise's customer satisfaction NPS is 86.
What you will do
You will be responsible for your own customer projects and lead them as a whole.
Assignments vary in size and content. You may work on a large building-services renovation or energy-efficiency project, or a smaller consulting or expert assignment. Projects are often compact, so you will work on different technical areas at the same time.
When a project is assigned to you, you will take ownership of it, gather the necessary background information and plan its progress. You will be responsible for scheduling and resourcing and, depending on the project, tendering and guiding design work or preparing the plans yourself.
As the project progresses, you will tender contracts, lead implementation, carry out or direct supervision, and manage the handover to the customer.
Your work is provisionally divided as follows:
Project management, approximately 50–60%
Technical expert work, approximately 10–30%
Customer work, approximately 10–20%, such as kick-off meetings and communication during the project
You will not manage projects solely from a computer. The work includes meeting customers, visiting properties and technical facilities, working with designers and contractors, and coordinating technical and commercial solutions.
You will have considerable independent responsibility and the opportunity to make decisions. You will have the authority and freedom to move things forward, and we also expect action and results.
You will not be left to manage everything alone. The technical expertise and support of the Buildwise team are available to you, and sharing knowledge actively is part of how we work.
What kinds of projects will you lead?
Our projects mainly concern building-services renovation, development and energy efficiency in existing properties.
Your projects may include:
Building automation renovation
Replacement of air-handling units or fans
Renovation of heating distribution centres or valves
Replacement of cooling equipment
Changing the heating system, for example to geothermal heating
Air-to-water heat-pump projects
Solar power system implementation
Ventilation cleaning and adjustment projects
Project investments typically range from approximately €30,000 to €500,000, and an average project is around €100,000–€200,000. The size of Buildwise's own assignment may range from smaller projects of about 30 hours to projects of about 500 hours.
Examples of our work
As Project Manager, you will work on projects where successful project management and improved energy efficiency deliver concrete results for customers.
Kesko relies on Buildwise to monitor and improve energy use across approximately 300 properties around Finland. The work involves monitoring deviations in consumption, identifying energy-efficiency measures and putting selected measures into practice.
In an energy-efficiency project at Kiinteistöosakeyhtiö Läntinen Teollisuuskatu 2, Buildwise took the project from design and tendering through to implementation. The measures achieved annual savings of more than €30,000.
Energy-efficiency projects at Pirkkala Parish reduced energy costs by more than 25%.
An energy audit for Framery investigated the causes of persistently high energy consumption. The savings identified meant that the investment in the audit would pay for itself in less than a year.
The impact of our work is visible both in our customers' properties and in their finances.
What we expect from you
We hope you have around 3–4 years of relevant work experience and practical experience in property building services and project management.
Your background may be in project management, contracting, supervision, inspections, design or other technical projects carried out in properties.
It is important that working in properties feels natural to you and that you understand building services in practical terms.
We hope you have:
Experience with building-services or technical property projects
The ability to lead a project and keep the overall picture under control
Strong expertise in at least one building-services area
The ability to understand technical systems as a whole
Practical experience working in properties
A customer-oriented approach and good interpersonal skills
Commercial understanding
The ability to make decisions even when all the information is not yet available
The ability to prioritise and get things moving
A desire to learn and share your expertise with others
Your education may be, for example, a building-services engineering degree or a Master of Science in Technology. An HVAC/electrical/automation background is particularly suitable. A construction engineering degree may also be suitable if you have enough building-services experience.
An installer background is considered a strong advantage, as is experience in building-services contracting. General RAP or TATE-RAP qualifications are an additional asset.
A driving licence and the ability to use a car are essential for the role.
What if your background is in electrical engineering?
We would especially like to hear from you.
We want to strengthen Buildwise's electrical expertise as the company grows. For a Project Manager with an electrical background, the role offers the opportunity to gradually take on a strong technical expert role in the company.
We are not limiting applications to electrical specialists. A suitable Project Manager may also have an HVAC, automation, energy or other building-services background.
Who thrives at Buildwise?
We believe the role suits someone who enjoys responsibility and independence but also values working with a capable team.
We value people who ask questions, share information and help their colleagues. You do not need to know everything yourself, but it is important to recognise when to draw on another expert's knowledge.
We also expect Project Managers to want to get things done. A good plan is not enough for a customer if the project does not progress in practice.
A consultative sales approach helps you succeed. You work close to the customer and are often the first to identify new needs and development opportunities.
What we offer
We offer a role in which you can take overall responsibility for interesting building-services and energy-efficiency projects and develop your expertise broadly.
The salary is €4,500–€5,500 per month, depending on your skills and experience.
In addition to base salary, we have an incentive scheme with a target level equivalent to approximately 1.5 months' salary per financial year. Rewards take account of company results, your own performance, personal targets and identifying new sales opportunities.
We also offer:
Comprehensive health insurance with a low deductible
A phone benefit
An employer-supported lunch benefit
Flexible working hours
A reasonable workload and the opportunity for a genuine work-life balance
The opportunity to work remotely for approximately 50% of working time after onboarding
Support from an expert team and the opportunity to develop expertise beyond your current specialist area
The role is based in Tampere. Customer-site visits are mainly day trips to different parts of Southern Finland.
Why Buildwise?
At Buildwise, you are not responsible for one narrow part of a larger project. You get your own projects and can follow them from the initial situation through technical solutions, tendering and implementation to handover to the customer.
We are a small and growing expert company where you can genuinely influence your work and the development of our operations.
For us, openness also means transparency in business. Employees have visibility into figures such as the invoicing rate, and we review the company's business figures together quarterly. We want everyone to understand how the company is doing and how their work contributes to the whole.
If you understand building services in practice, enjoy leading projects and working with customers, and want to see the concrete impact of your work in a customer's property, you may be a great fit for our team.
