We are looking for an experienced, solution-oriented, and service-minded Property Manager to join Kamppi Helsinki, the busiest shopping center in central Helsinki with nearly 30 million visitors in 2025. In this role, you will take ownership of tenant improvement and other technical CapEx projects, requiring strong project management expertise and solid technical understanding, particularly in retail space modifications. You will also be responsible for budgeting and reporting operational expenses, managing service providers, and ensuring high-quality service delivery. You will work closely with the shopping center team, property owners, tenants, and other stakeholders. The role reports to the Shopping Centre Director. Key Responsibilities include leading repair, construction, and tenant modification projects, collaborating with tenants on maintenance and operational matters, budgeting, monitoring, and reporting Opex and Capex costs, driving cost and energy efficiency measures, developing the technical and financial performance of the property, maintaining long-term maintenance plans, supporting strategic goals and maximization of NOI, managing authorities and compliance requirements, owning the sustainable operation of the asset, and ensuring quality of ESG reporting. Our expectations include minimum 5 years of experience in similar roles, a strong background in project management and technical property management, proven experience leading complex property development and modification projects, solid technical understanding especially in retail space changes, strong collaboration and stakeholder management skills, a service-oriented mindset and problem-solving ability, fluency in Finnish and English, a structured working style, proficiency in Microsoft Office, a relevant bachelor’s degree, and 3–5 years of proven work experience. We also value experience with large, complex properties, ability to identify development opportunities, and experience in cost and energy efficiency management.
